THE PUNTA INDIA PROPERTY – GUANACASTE, COSTA RICA


This magnificent land is situated on the coastline of the Pacific Ocean of Costa Rica and is situated 9 kilometers (5.6 miles) north of the Town of Nosara.  Nosara has its own domestic airport with scheduled flights to San Jose and other locations in Costa Rica.

The Punta India land is slightly elevated from the beach below it, which gives it an open view to the Pacific Ocean and to the Nosara Bay.  A nature trail leads from the land to a “private” beach (there are no private beaches in Costa Rica, however, the only access to this beach is from the Punta India land and the adjacent privately owned property).   From the southern boundary line of the land, another trail leads into the beach of Ostional that is considered to be one of the best havens for surfers.  The Ostional beach also has one of the most famous sea turtle preserves and is known for the natural phenomenon of the sea turtles coming to lay their eggs at the beach.

The Punta India land consists of 49,180 sqm (approx. 530,000 sq. ft.).  The back portion the land (340 meters, approx. 1,100 ft.) borders the coastal highway of Costa Rica.  Such frontage with the highway allows the creation of lots in the size of up to 200 sqm (2,152 sq. ft.), which is much smaller than the minimum required for lots that do not border a public road.  The Western border of the land is 57 meters (187 ft.) from the beach and the legal title to the land includes the coastal frontage.  This is a very unique situation since coastal lands in Costa Rica that are up to 200 meters (656 ft.) from the coastline are usually owned by the state.

The land has an access road and water rights.  The water rights is a major issue of land of this nature because the drilling of wells in coastal land is prohibited due to the risk of pumping salt water, thus damaging the delicate balances of nature.

The area surrounding the Punta India land is undergoing extensive development.  The land is in close proximity to the Hotel Luna Azul and Hotel Brovilla.  Golden Earth Development Company is now developing an exclusive gated community near the land.
